Job Description
Job Title: Project Execution Head Construction (Real Estate) Location: [Project Location or HQ Location] Reports To: Director Projects / VP Construction Department: Projects / Construction Management Job Purpose: To lead and manage the end-to-end execution of real estate construction projectsfrom planning through deliveryensuring quality, safety, cost control, and timely completion in accordance with company standards and statutory regulations. Key Responsibilities: 1. Project Planning and Strategy Develop and finalize project execution plans, schedules, and resource allocation. Prepare project budgets and ensure cost control throughout execution. Review architectural and structural designs with consultants and internal teams. Define procurement timelines in coordination with the procurement team. 2. Project Execution & Site Management Oversee day-to-day site activities, ensuring adherence to timelines, specifications, and quality standards. Coordinate with site engineers, contractors, vendors, and consultants. Ensure implementation of construction methodologies in line with project plans. Conduct regular project reviews and report progress to senior management. 3. Vendor and Contractor Management Shortlist, evaluate, and finalize contractors in coordination with procurement. Manage contractor performance, monitor billing, and ensure adherence to SLAs. Resolve disputes and escalate major issues to senior management. 4. Quality Control and Compliance Ensure all construction activities adhere to company quality standards and industry best practices. Implement effective QA/QC systems on-site. Ensure compliance with local building codes, legal requirements, and safety norms. 5. Cost and Budget Management Track project expenditures and manage cost variations. Approve project-related invoices and validate contractor bills. Maintain cost-to-complete projections and highlight risks to the management. 6. Team Leadership Lead a team of project managers, engineers, safety officers, and supervisors. Mentor and develop the site team to ensure performance and professional growth. Foster a culture of accountability, safety, and continuous improvement. 7. Liaison and Coordination Liaise with statutory authorities for approvals and inspections. Coordinate with architects, structural consultants, MEP consultants, and other technical partners. Ensure stakeholder communication and satisfaction, including internal and external stakeholders. Key Skills & Competencies: Strong leadership and decision-making skills Expertise in construction project management and site execution Knowledge of civil, MEP, structural, and finishing work Budgeting, cost control, and contract management skills Excellent communication, negotiation, and problem-solving abilities Familiarity with project management tools (MS Project, Primavera, etc.) Working knowledge of safety standards and legal regulations Qualifications: Education: B.E./B.Tech in Civil Engineering (Mandatory); M.Tech/MBA (preferred) Experience: 1220 years in the real estate/construction industry, with at least 5 years in a senior project management role. Work Conditions: Based at construction site with frequent travel to HO and other project locations as needed. Requires extended hours and site presence during key execution phases.
