Job Description

Roles and Responsibilities:
? Should be capable of identifying properties having excellent development
potential including city mapping, understanding the values of lands, rentals etc.
? Make detailed business plan and evaluate if the land opportunity makes
commercial sense and then present to the management.
? Liaising with brokers and owners and evaluating land & properties and
proposing feasible options for development
? Handle all issues conceding land buying / property acquisition
? Financial and structuring evaluation of a deal
? Determining fair market value for a Deal
? Risk mitigation for any transaction (structuring, taxation, financial returns,
funding, any other source)
? Evaluating deal feasibility

Job Description

? Supporting management with relevant inputs and factors for making investment
decisions and structuring options
? Provide estimates on funding requirement and debt/equity mix, cash flow
projections, revenue projections and estimated project & equity IRRs (above
the hurdle rate of investment)"
? TDR Purchases –Able to source the certificates, negotiate rates and have the
ability to drive the diligence process from a legal standpoint.
? Drive Legal documentation including Sales deeds, agreements to sell etc. by
critically evaluating and ensuring that all commercial and material elements of
the document protect the company interest.
? Drive due diligence covering the following:
o Comprehensive scope of Due Diligence covering - Title, Technical,
Financial, Liaison, Structuring & taxation, Corporate DD, if/where
required, Other (for example, basic check on seller, policy DD and
compliance)
o Achieve desired output in a timely manner and manage relationships
with external consultants and lawyers/law firms
o Coordinate with departments (finance/accounts, legal, secretarial, and
others), and provide inputs where required, for timely and successful
completion of legal and technical Due Diligence process

Competencies:
? In-depth understanding of regulatory framework
? Well-versed with all Development Control Rules and regulations/Bye laws
procedures for all liaison work for obtaining permissions/approvals and NOC’s
